So you’re thinking about buying a home in Toronto and hiring a realtor to help you with the process. Well you’ve come to the right place; here is a glimpse of how I work with all my buyers. Your To Do List

  • Mortgage pre-approval, we need to know your maximum budget before we begin shopping
  • Decide on your desired Toronto neighbourhood
  • Type of housing you need, condo, loft, townhouse, house
  • Needs vs. Wants
  • Your timeline
  • Your motivation for buying a new home
  • Any special requests

Buyer Consultation

  • Set up a meeting between you and I
  • Meeting is approximately 1 hour long
  • Purpose is to go over all your needs and wants in a new home
  • Will take you through the buying process
  • Go over common real estate terminology
  • Will answer all your questions
  • Give you a copy of my Buyer 101, Homeward bound booklet and Buyer Representation Agreement
  • See if our personalities are a fit

Buyer Representation Agreement

  • We’ll go on a first round of showings
  • It will give you an opportunity to see how I work and test my knowledge and experience
  • At the end we decide if we would like to continue working together
  • Working With A Realtor and Buyer Representation Agreement are signed, click below to review copies of each

Showings

  • Schedule a day and time that works for both of us, I work days, evenings and weekends
  • I usually show 6-7 properties maximum during one outing, as after 7, they all tend to blur together
  • All the listing information is on my IPad, in my attempt to be paperless and save some trees
  • I create a notebook for you on my IPad in Evernote, where you can take pictures, jot down notes on each property and also make voice votes
  • I share the notebook link with you
  • I share my knowledge and expertise as we are walking through the home and point out important things about the home, the good, the bad and the ugly

My To Do List

  • Work and protect your best interests
  • Find and email you properties based on your criteria
  • Book showings
  • Keep track of properties we’ve seen and note your comments, questions & concerns
  • Advise you on the properties we are seeing and the neighbourhoods, I want to make sure you buy a great investment
  • Help you put together your real estate team of:
    • Mortgage brokers
    • Lawyers
    • Home Inspectors
    • Movers
    • Contractors
    • Cleaning service
    • Any other special requests you may have
  • Put together an offer protecting your interests and negotiate the best price, terms and conditions
  • Help you waive any conditions in the offer (financing, home inspection, status certificate, etc)
  • Review your closing costs
  • Liaise with your lawyer and mortgage agent to ensure a smooth closing
  • Help you celebrate once you take possession
  • Address any questions, comments or concerns during or after closing
